HIPs - Home Information Packs
If you do not wish to be tied to an estate agent allow us to provide your HIP (Home Information Pack).
From the December 14th 2007 it became necessary for all sellers of residential properties in England and Wales to provide a HIP, Home Information Pack, before advertising the sale of their property.In some cases your estate agent can provide this HIP for you, either with no charge, or a deferred payment. However the fees may simply be added to your estate agents fees and you may be tied into an exclusive contract with the estate agent.
A HIP must contain the following documents as a minimum:
- An index (ie a list of the contents of the HIP)
- A sale statement (summarising the terms of sale)
- Evidence of title
- Standard searches (ie local authority enquiries and a drainage and water search)
- An Energy Performance Certificate (EPC)
- Commonhold information (where appropriate)
- A copy of the lease (where appropriate)
